Precast construction, a method where building components are manufactured off-site and then transported and assembled on-site, offers several cost-saving advantages over traditional construction methods, especially with THINKCAST. Here is a comprehensive explanation of how Thinkcast can save costs with Precast Construction, even for individual, small and medium scale projects
1. Material optimization and waste reduction: Precast construction optimizes material usage, leading to cost savings. Precast components are manufactured based on precise design specifications, resulting in minimal material wastage during production. With THINKCAST's highly optimized design methodology, we offer even higher cost-efficiency than any other company in the country.
2. Scope of Work: This is especially true with THINKCAST. For traditional construction, civil work scope includes – foundation works, concrete & steel works, brickwork and plaster. Sometimes it may include door frames also. For these works, as of now, the general rates in North Indian region is about 700-1000 rs/sft.
Now, compared to that the works that THINKCAST usually takes up as a standard package, are:
Structural Design – As per IS codes including safe design for building loads plus earthquake and wind loads.
Foundations – Generally we use Precast foundations including casting and erection plus excavation, backfilling etc.
Precast Works – Precast elements including Walls (with door and window openings), slabs, columns, beams, staircases plus structural jointing & a 3- step treatment for joint water-proofing **Brickwork and Plaster are not required in Precast Buildings.
Electrical & Plumbing Works – Electrical conduits, GI boxes and plumbing lines are embedded withing casted panels.
Roof Water-proofing treatment – Including a polymer waterproofing coating finished with an RCC Topping in slopes to rain-water drains.
On-Site Manufacturing Setup - A fully customized, Precast plant setup that boasts to be the most cost-efficient plant in the country for its capacity.
And our rates for all these works range between 900-1100 rs/sft.
3. Saving in Finishing Activities:
Due to the quality of finish of THINKCAST's panels, the margin of tiles reduces to only about 25-30mm instead of 50-60mm.
In our Shear Wall - Slab design, Beams are not used, due to this false ceiling depth reduces to 3-4 inches instead of more than 12 inches, offering almost 8-inch higher ceiling height!
Scope of electrical and plumbing works reduces; only wiring and fittings & fixtures are done at finishing stage.
You may opt to do only Interior Putty and not POP, the 300+ quality checks of each of our panels gives a smooth paint finish even with Putty.
4. Quicker Value Realization: Precast construction is known for its faster construction timelines. Since precast components are manufactured off-site concurrently with on-site preparations, the overall construction process is expedited. Due to the shear speed of this technology, overlaid with the expertise and experience of THINKCAST's team, we promise to deliver your project quicker than the delivery of your car!! If a project will take 1 Year to complete using traditional method, our Team & Tech make it possible to deliver the same in a matter of just 4 months and this includes the time to design. You may calculate the saving of your interest costs, saving due to a quicker revenue stream generation or simply realizing you get your home in a matter of weeks!
4. Larger Carpet Area: Conventional construction generally uses 4.5” brick walls or 9” brick walls, including plaster these walls become 6” or 11”. This is applicable on all 4 sides of each room.
Precast walls sizes, for THINKCAST, are only 4” to 6” and that’s it. No plaster. This increases the carpet area by 10% on each floor.
5. Enhanced project management and scheduling: Precast construction allows for improved project management and scheduling. The use of precast components enables precise coordination and synchronization between different trades involved in the construction process. This together with an expert team such as THINKCAST, efficient scheduling helps avoid delays, conflicts, and rework, resulting in reduced project duration and associated costs.
6. Improved quality control: Precast construction offers superior quality control compared to conventional construction methods. Precast components are produced using standardized molds and under strict factory conditions, ensuring consistent quality and dimensional accuracy. By minimizing errors, defects, and rework, precast construction reduces costs associated with rectification, delays, and material waste.
7 . Long-term cost savings: Precast construction provides long-term cost savings through reduced maintenance expenses. Precast components, such as insulated wall panels, offer superior thermal insulation, resulting in reduced heating and cooling costs over the building's lifespan. Additionally, the durability and resilience of precast materials reduce the need for frequent maintenance, repair, and replacement, saving both time and money in the long run.
These are the main ways how precast construction can offer great cost savings as well as enhanced value addition for your project.
